Richard Zompa, Broker Owner of RE/MAX Preferred, Properties and Town & Country, along with Finance and Operations Manager, Jayma Zompa, recently hosted a fantastic event at the Florentine Grille for their staff and agents.
Delicious food, cocktails, music and great conversation were a big part of the evening for over 75 people that attended.

“I enjoy throwing these types of events for the agents. It is a great opportunity for them to spend a fun, relaxed evening together, not just as colleagues, but also as good friends. This type of interaction is what makes our 3 offices unique, “ stated Richard
In addition to the great atmosphere, raffle tickets were sold for various prizes.
The money raised in rafflle ticket items were donated to Heather Abbott, a very close friend of Tommy Rao, an agent at RE/MAX Preferred. Heather, Tommy and several other friends had been at the scene of the Boston Marathon Bombings on April 15th. Unfortunately, Heather suffered a severe foot injury, including a leg amputation.

“Richard and I were heartbroken, as well as all of our agents and staff, to hear about Heather’s injuries. A friend of Tommy’s, is a friend of ours. Knowing the large amount of medical expenses she will face, we wanted to do something to help,” expressed Jayma.
With the help and support of all the agents and staff, over $1100 was raised in raffle tickets during the evening and over $1200 was donated on behalf of the offices, the week before.

The 2013 REALTOR® Nationwide Open House, the largest-ever international open house campaign, will be held on April 20 and 21st – this weekend! Below are some statistics on open houses, taken from The National Association of Realtors.

Repeat buyers are more likely to find their home from an open house than first-time buyers and repeat buyers use open houses more frequently.

Mid-income buyers, those with income between $55,000 and $75,000, are most likely to find their home through an open house compared to other incomes. However, as income increases the use of open houses actually increases as well. So higher income buyers are walking into open houses, but not finding their home through them.

Older buyers, 65 years and older, are more likely to find their home through an open house than other age groups. As age increases the likelihood of using open houses as a search tool increases—45% of buyers aged 45 to 64 used open houses, compared to only 28% of buyers aged 18 to 24.

Buyers in the South are most likely to find a home through an open house compared to other regions.

Buyers of new homes use open houses much more frequently than buyers of previously-owned homes.

Married couples and unmarried couples are more likely to walk through open houses than single buyers.

Buyers whose primary language in the home is not English are more likely to use open houses—44% of buyers whose primary language is English use open houses, compared to 59% who use a language other than English in the home. Similarly, buyers who were not born in the U.S. are more likely to use open houses as a search tool—43% of those who were born in the U.S. use open houses compared to 57% of those who were not born in the U.S.

All of these points are great reasons to host open houses, but do all Realtors find them effective?

“I find open houses to be most effective within the first few days of a property coming to the market- i.e. list home on a Thurs. and immediately schedule an open house for that weekend. This provides the consumer with a 48-72 hour window to check-out the listing commentary, photography, etc. It creates an initial excitement and gives the prospective buyers something to look forward to. This marketing strategy is ideal in the current market providing the home is priced accurately as properties are moving so quickly right now,” states Mark Leeman of RE/MAX 1st Choice in Cranston

“Open Houses are a great tool for both buyers and sellers. They’re a great way to tour properties in different areas, get a feel for neighborhoods, and see what’s available in different price ranges. For sellers, they give the home exposure to people who may not have thought to schedule a private showing. In this day and age of technology, nothing replaces actually touring a home in person. And as an agent, I’ve learned a lot about neighborhood’s history just from opening a home’s front door for 2 hours. Neighbors, previous owners, and family members will often stop by an open house…so it’s a great way to interact with the local community,” explains Justine Kurkland of RE/MAX Professionals in Newport

Fran Bidell of RE/MAX Flagship in Narragansett adds, “Sellers ask us to do open houses- but to be honest, homes rarely sell as a result of an open. I am happy to do them anyway. They are a great way to connect with the neighbors, meet new people in the community and make your client happy by providing exposure to the house. I view open houses as a positive thing for everybody.”

“I had 2 open houses and found 2 new buyers that did not yet work with an agent. Open Houses right now, are a great tool to find new business,” explained Eberhard A. Von Heyden of RE/MAX New Horizons in Providence

Certified Distressed Property Expert® (CDPE) has a thorough understanding of complex issues in today’s turbulent real estate industry and knowledge of foreclosure avoidance options available to homeowners. CDPEs can provide solutions, specifically short sales, for homeowners facing market hardships.

Homeowners regularly proceed without guidance of any kind through the often financially and emotionally devastating prospect of foreclosure. Speaking with a well-informed, licensed real estate professional is the best course of action for a homeowner in distress. Through comprehensive training and experience, CDPEs have the tools to help homeowners find the best solutions for their unique situations and to avoid foreclosure through the efficient execution of a short sale.

RE/MAX in Rhode Island is offering a CDPE class on Wednesday and Thursday, January 23rd and 24th at The Hilton Garden Inn in Warwick Rhode Island.
This 2-day course will also count for 15 Cont. Education Credits in the State of Rhode Island.
RE/MAX agents can take this class for a discounted price of $399.

Congratulations RE/MAX River’s Edge, with offices at 300 County Road in Barrington and 692 Warren Ave. in East Providence!
RE/MAX River’s Edge was recently recognized as Business of the Year by the East Bay Chamber of Commerce. The following information has been featured in some of the local newspapers, including the Barrington Patch and the RE/MAX New England Blog, recognizing this great achievement!
(L to R) Todd Mosher and Michelle Cartwright

The office was chosen out of nearly 400 other area businesses within the Chamber.

“We are extremely proud of our entire team at RE/MAX River’s Edge and are absolutely honored that the East Bay Chamber of Commerce recognized us as Business of the Year,” said Michelle Cartwright, broker/co-owner of RE/MAX River’s Edge. “This was a true team effort and without the great support and teamwork in our office, this award would not be possible.”

To be considered for Business of the Year, businesses need to meet specific criteria, including being established locally for at least three years, during which time the company needs to demonstrate staying power and positive response to adversity in a changing business environment; have at least one internal practice or program of merit demonstrating innovation, sound business practices, visionary approach and dedication; has to show exemplary success within their industry and display a high level of community involvement; and has to project a positive community image.

“The East Bay Chamber of Commerce is proud to give the Business of the Year award to RE/MAX River’s Edge,” said East Bay Chamber of Commerce Chairman Mark DeVine. “Not only were they well deserving of this award, but they stand as a testament to their hard work at sustaining themselves during one of the most difficult economic times for the real estate profession. Their office has shown that their business can thrive and will continue to do so for many years to come.”

“This is a magnificent honor for everyone at RE/MAX River’s Edge,” said Dan Breault, Executive Vice President and Regional Director of RE/MAX of New England. “We congratulate the team on their exemplary work professionally and within the community.”

RE/MAX River’s Edge is a full-service real estate company. Brokers/Co-Owners Michelle Cartwright and Todd Mosher bring more than 40 years combined real estate experience to their business.

They established RE/MAX River’s Edge in Barrington in 2007 and opened a second location in East Providence in 2011. They specialize in the greater Providence, East Bay of Rhode Island, East Providence and Southeastern Massachusetts areas.

In 2011, the Barrington office had more than $55,000,000 in sales. RE/MAX River’s Edge has been recognized for many other honors most recently receiving the 2011 Best New Brokerage by the Greater Providence Board of Realtors S.T.A.R. Awards.
